Florida real estate has always been an attractive investment to foreigners because of our areas natural resources: good weather, fantastic beaches, great amenities, stable economy and of course a low cost of living compared to countries and cities abroad. Mortgages are easily obtainable for foreigners too which makes the whole purchasing process easier.

Unlike many local investors, most overseas buyers are in real estate for the long term and the current real estate market does not trouble them. In fact, Florida real estate currently represents true value and investors know it! It offers an affordable alternative to investing in their homeland and ensures their property portfolio is spread across different economies thus better insulating them from losses.

Foreigners may buy property to take advantage of Floridas lucrative tourism industry or they may be simply looking for a second home to escape harsher climates at home. Others are looking for a complete lifestyle change and aim to call Florida their full time home.

One third of all foreign buyers come from Europe. Fifty-two percent of all sales to non-US citizens were concentrated in three states: Florida, California and Texas.

The Daniel and Judith Team are a member of Nehorai Real Estate. Nehorai Real Estate is a partnership of 5 members of the Nehorai family. We have been in Overseas Real-Estate since 1995 both as agents and as investors. In several developments, if we like the project we are looking to represent we buy a property ourselves. The ability to get in early has allowed us to build up a portfolio of properties in London, Cyprus, Portugal, Saint Lucia, Antigua, Malta and USA in Denver and Tampa, Florida.

Being cautious, we have avoided the newer emerging markets to focus on the more politically and economically stable affluent markets. We always ensure that mortgage finance is lined up for when the property is completed and carefully look at taxation and buying costs which vary from country to country quite considerably. A country without capital gains tax, such as many of the Caribbean islands means one is left with a 50% greater profit in hand by comparison to one that imposes 35% Capital Gains.

Currently we are keen on US$ denominated countries which includes the Caribbean as well as the US itself. The latest statistics from Florida indicate that the Real-Estate market has bottomed out and we believe now is the time to start investing. Close to Orlando's theme parks, The Isles at Cay Commons and Vista Cay at Harbor Square provide outstanding vacation accommodation and good short-term rental opportunities. The renowned Pulte Homes, a nationwide builder, is the developer. Other projects we are looking at are close to major universities and rented to students on annual leases creating an excellent investment opportunity. Typically, with a deposit of 30% the income covers the mortgage and all other outgoings with the prospect of good capital appreciation as the US economy slowly recovers.
